Garage ceiling is damaged from moisture migrating past the roof/wall flashing.

 

The presence of a WRB is not a typical detail and indicates a repair. Gyp wall sheathing not protected by WRB.

Section 3: Moisture Problems

 

Ceiling finish releasing is evidence of moisture problems.

 

This roof vent is where the dryer vent is terminated…

 

This is the exhaust fan configuration for the bath fans and laundry The flex is not insulated and will allow condensive moisture to build up in the cold season. If the flex hose has any imperfections moisture can leak and deteriorate the finish ceiling.

Section 4: Other Serious Issues

 

WRB completely missing and WRB detailing not complete.

 

 

Wires are not detailed with a drip loop. Moisture can travel down these wires and into the interstitial cavity. This can lead to a microbial action.
